Important Information for Land Buyers: Due Diligence Matters
Before purchasing land, it’s crucial to understand the types of Certificates of Occupancy (C of O) in Nigeria. Below are the six types of C of O:
1. Residential C of O: Issued for land allocated by the government for residential purposes, valid for 99 years.
2. Agricultural C of O: Issued for land allocated for farming, valid for 25–28 years. Using such land for non-agricultural purposes is restricted.
3. Industrial C of O: Issued for land allocated for industrial purposes.
4. Family C of O: A perpetual and valid C of O held in the name of reputable families.
5. Government Allocations: Issued when the government allocates land to an individual.
6. Excision: Issued for lands located in village areas.
Tip: Always conduct thorough research before buying land to ensure it is legitimate and free of disputes.
